This becomes a very sticky situation. Your possession date is 12:00 noon, and you get a call from your Realtor that the Seller has left most of their personal effects in the property that you would like to move into. What happens then?
What do you do with the other persons junk? Because lets face it, it is junk, they don’t want it, you don’t want it because it is in your new house, and what happens to it?
In this particular instance, what is going to happen is I am going to back a truck up to the loading door and have the “junk” removed to the dump.
Personally I don’t want my client moving into a place full of someone else’s stuff and having to look after it. I wouldn’t want it, nor would you. So the person with the conscience looks after it.
And who pays for it? In this particular instance both the Selling Realtor and the Buyers agent get to split the dump fee.
