Selling Your Home? Avoid These Mistakes......

Blog by Claire LeLacheur | March 11th, 2016

Selling your home can be a stressful affair. You can easily get caught up in second-guessing yourself, and there are many things to consider if you want to sell at the right price and ensure that everything runs smoothly. Here are a few common mistakes to avoid when selling your home to maximize your profits and improve your chances of a quick sale.

Selling on your own

The number one mistake when selling your home is selling alone. Statistics show that homes without professional representation sell at a lower price and remain on the market for much longer than those with an expert realtor. Although you may avoid certain fees by selling on your own, you may end up spending more than you need to if you don’t know what you’re doing.

Inaccurate photos or description

We all want to showcase our home in the best possible light, but it’s important to use photos that accurately represent your property. You only get one shot at a first impression, so make sure your photos are good quality but realistic. Don’t mislead potential buyers with over-enhanced home descriptions to hide certain characteristics of your home or area, as buyers will quickly find this out.

Mispricing your home

Your home must be priced correctly and competitively in order to sell. Overpricing can cause your home to linger on the market for months or even years, but underpricing can cause you to lose out on profit and money towards your next home. Ask your realtor to conduct a competitive analysis and to compare other homes in the area to get an accurate price. Pricing your home competitively will spark more interest, thus you’ll be more likely to generate offers.

Clutter and mess

Although you may want to highlight your property’s ‘homely’ feel, you need to strike a balance between cosy and cluttered. Make sure your home is tidied and clutter-free before inspections and stay on top of maintenance issues. Air out your home to eliminate any smells, and make sure your cabinets and closets are organized in case potential buyers look inside. De-cluttering your home will make it look and feel much larger, increasing your chances of a sale.

We understand that it’s easy to make these mistakes when selling your home, so we’re here to help with any questions you may have to make the sales process that bit easier.
